Pre-Listing Preparations
- First, find a Realtor. Make sure they are an expert and familiar with market conditions
- Provide your Realtor with a list of needs and expectations that you want in the transaction.
Preparation of Sale
This will allow you to receive top dollar for your property.
General
- Repaint any rooms that are bold or non-neutral colors to light neutrals.
- Declutter – Remove any personal photos and décor that is to much.
- Replace broken window coverings.
- Remove any dated window coverings to let in more light.
- Swap light bulbs to provide the best lighting.
- Deep clean EVERYTHING – the house needs to smell neutral, clean and fresh.
- Create a system to quickly conceal pet items.
Kitchen
- Clear everything from the countertops, except for something inviting like a vase with flowers or a bowl of fresh fruit.
- Remove all clutter from fridge.
- Remove all area rugs or make sure they are CLEAN.
Bathrooms
- Replace old towels with fluffy white ones.
- Remove all rugs.
- Remove everything from the countertop surfaces, and make sure the shower / tub only has the essentials.
- Add any inviting touches.
Exterior
- Trim back trees, shrubs, bushes and groom the yard so it is appealing. Add flowers or maintain flower beds.
- Make sure your front door and hardware is in good shape. Repaint / repair if needed. This is the main entryway – they will notice if it is not.
- Sweep entryway and remove any debris.
- Make sure exterior light fixtures work.
- Pressure wash exterior walls if needed. Do so with caution not to cause any damage to paint or siding.
