Now that your home looks amazing, you’re ready to put it on the market!

  • First, find a Realtor. Make sure they are an expert and familiar with market conditions.
  • Provide your Realtor with a list of needs and expectations that you want in your transaction.

Things to prepare for when selling your home or property:

  • Schedule a time with your realtor to review our complimentary Comparative Market Analysis (CMA) service that would have been done for you when you first contacted us.
  • Sign the listing agreement with your agent. Review and confirm the defined listing period and commission fee agreement.
  • Fill out your Seller’s Disclosures to document any know material defects with the home.
  • Talk to your agent about doing a preliminary title report to get ahead of any title issues and to enhance your marketing.
  • Address any services or repairs that need to be completed or noted in the seller’s disclosure.
  • Fill out any listing forms requested by your agent. This may include a complete inventory of the property including features and details. Example: What appliances stay, what are you taking. Do you have a shed, or a hot tub? Are you including that or excluding that from the sale?
  • Provide two working front door keys to the agent and schedule a photography session to get photos and video of the property.
  • Review instructions from your agent on preparing the home for photography and follow those recommendations. This is only to help you get the most money you can out of your property. Presentation is everything!
  • Review drafts of the MLS listing provided by your agent for accuracy. Provide any recommended changes to property description and details. You are liable for accuracy of this information.
  • For sale signs will be installed in the yard.
  • Property listing in launched on MLS and social media. Your agent will ensure accuracy on all major sites.
  • Keep your interior and exterior in showing condition while the house is on the market and under contract.
  • Discuss buyers agent objections with your agent as they come in.
  • Review offer(s) with your agent. Negotiate an offer, provide a counteroffer if necessary and sign the purchase agreement once you have come to an agreement.

Closing Process:

  • Complete any home inspections necessary.
  • Negotiate inspection items (if applicable).
  • Complete home appraisal by a third-party independent appraiser
  • Review appraisal results, negotiate if needed.
  • Fact check all of your documents with your agent for accuracy and errors.
  • Clear title. Resolve any title issues necessary to close BEFORE the closing date.
  • Transfer ownership of your home to the buyer at settlement.
  • Funds are disbursed to the seller and other parties involved at closing.
  • Review your settlement statement for a complete list of fees and credits of the sale. This will be provided by the title company completing your transaction.
